There has been a lot of talk about what is coming to this side of town. I decided to stop talking about it and go see it for myself.
What I found at Old Vail Road and Houghton is not a rumor, not a maybe, and not a someday. It is an active construction site with signed leases and a timeline. And the full list of what is coming is more than most people realize.

This side of town is not waiting anymore.
That field next to Tractor Supply is not going to be a field much longer. A 162,000 square foot Costco warehouse with a fuel facility is slated for 9748 E. Old Vail Road. Mid to late 2027. It is happening.
When you add it all up, this corridor is about to become one of the most developed stretches on the entire southeast side. Grocery. Fitness. Fast casual dining. Dessert. Services. A warehouse club. All within a few minutes of Vail, Coyote Creek, Rita Ranch, and Corona de Tucson.
For anyone who moved out here and heard "there's nothing out there," this is your update.
